The Community Center

Need a place for a birthday party? The Community Center is your answer! It was designed for especially for having parties there! It is fully equipped with a kitchen, two bathrooms, an office area, and a great room. The beauty of the great room is accented with a cozy fireplace and just outside of the Community Center are two playgrounds, a basket ball court, a tennis court, and a large playing field for when the party needs to head outside (or if you need extra parking for your party)! It was also built to enjoy maximum sunlight during Fairbank’s short summers! And while the kids are playing, the parents can enjoy the large patio with tables and benches. 

Estates Site Design

Walden Estates, a Planned Community, was designed as a neighborhood, friendly to everyone in the family! It was engineered to aesthetically fit into the existing character and configuration of the land. Some of the units are located along a stream bank for maximum pleasure and throughout the neighborhood there is generous landscaping, giving the community a woodsy feel while located in such a central spot in Fairbanks.

Site Location

The site is located next to two of the best schools Fairbanks has to offer! Anne Wien Elementary and Randy Smith Middle School. Walden is also bordered by the Noyes Waterway on the east side, Danby Street to the west and the Johansen Expressway to the south. Lions Park lies immediately to the northwest of the site providing recreation facilities in addition to the many provided on the site.

Street Layout

There are two access points off Danby Street to ease traffic and to allow for flow-through circulation. All streets are 40 feet wide and have four foot sidewalks. They have through circulation to eliminate the snow plowing difficulties encountered with cul-de-sacs. Where possible, streets are laid out in an east-west direction to allow buildings to be oriented for the best sunlight during Fairbanks’ short summers.

Walden Estates is centrally located for ease in Fairbanks travel and is separated from the commercial development with trees. This allows the neighborhood to be away from the noise and traffic.

Playgrounds

Walden Estates also boasts of seven playgrounds. They are often accessible from the jogging path and special attention has been given to the types of play equipment to insure that children of all ages will have something fun and challenging for them. In addition, a bench is provided at each playground for watchful parents.

Pedestrian Circulation

All streets have a four foot sidewalk along one side and there are over one half mile of eight foot wide jogging paths available. The jogging path is laid out to link with the sidewalks to provide complete and convenient pedestrian circulation throughout the site.

Landscaping

Each street is lined with trees, emphasizing the north woods atmosphere. Entry roads are also tree lined and have planted islands. On the south side of the building trees are planted to minimize solar interference and on other sides the trees were planted to maximize privacy

Main Office • Recreational Vehicle Storage

The Main office is located at 1108 Hampstead Ave, open Monday-Friday 2:00 pm to 6:00 pm with a secure after hours drop off box located on the side of the building. Two secured lots for recreational vehicle storage areas are located on site for resident use at no additional cost. Frequently Asked Questions

  • Where can I find bylaws and other documents?

     For fastest access, you can easily find a digital copy of the bylaws and declarations in your owner portal! Just log in and check your “Documents” folder. We have shared this with all homeowners who use the portal. You can also email the property manager directly.

  • How can I pay my dues?

    We prefer all owners use the owner portal for payment of your dues. On the portal, you can easily view your ledger and see all past payments or current charges. Paying online is fast and easy. However, if you prefer, there is also a payment dropbox located on the side of the management office/community center building. Never put cash in the dropbox.

  • How do I reserve the community center?

     A link to the rental form is HERE. Please read it thoroughly and completely fill it out. You can bring the completed form to the office along with the deposit or email it to the HOA Manager. However, a deposit check will be required to hold and reserve the date of rental.

  • How do I register for the storage lot?

    All storage items MUST be first registered with the office before storing. You must obide by the storage lot rules you can find HERE. There is a registration form link HERE. You may also email the property manager or stop by the office for a form. Any unauthorized or unregistered personal items left in the storage lot may be towed.

  • How do I submit a maintenance request?

    For emergencies, always contact the property manager directly. For non-emergency maintenance inquires or requests, please use the owner portal or email the property manager. Please limit phone calls for maintenance unless it is urgent. Fires, floods, suspected gas leaks, or a loss of power or water are examples of urgent. The owner portal is definitely preferred and will allow easy upload of photos and detailed description of request.

  • How can I get involved with the community?

    Usually, you only really hear about your community when something bad happens or there is some sort of conflict with the homeowners association, but it shouldn’t be that way.  Make it one of your goals this year to be more active in the HOA and your neighborhood by doing your part to help improve things. If everyone does their part and tries their best, you will find yourself smiling a lot more when you’re out for a walk.  Here are a few examples of the various ways you can better your community. -Volunteer To Serve On Your HOA Board, Participate in a Committee, Attend Board Meetings, Plan Community Events!
